Beyond Housing launches an in-person homebuyer education course in Spanish

More than 10 percent of the people Homeownership Advisor Ester Alfau-Compas meets with speak Spanish. But until recently, their only option for a homeownership education course approved by the U.S. Department of Housing and Urban Development (HUD) were to attend an on-demand Spanish version online or an in-person class in English.

Now there’s an in-person Spanish option through Beyond Housing , the largest HUD-approved agency for homebuyer education and housing counseling in the metro area. The course—the first to be offered in Spanish by a HUD-approved agency in St. Louis—is led by Alfau-Compas, a bilingual, HUD-certified counselor with deep knowledge honed over many years of educating prospective homebuyers about the four Cs of homeownership: credit, capital, capacity, and collateral.

Although Alfau-Compas said all the information is the same between the English and Spanish versions, there are cultural nuances. For example, as someone who grew up in the Dominican Republic, she understands why immigrants might be reluctant to deposit money in banks or open a line of credit. “It’s a completely different banking system,” she pointed out.

“Spanish-speakers and English-speakers often have a different set of challenges,” Alfau-Compas continued. “Spanish-speakers tend to be very resourceful and good at managing money but need more information on using credit to their benefit.”

She and the course’s guest speakers use both Spanish and English acronyms and phrases when they go in-depth on topics such as lending and credit. “Prospective homebuyers may be familiar with financial terms in Spanish, but they need to know them in English too,” she explained.

Alfau-Compas said Spanish-speaking people make up a growing share of those who come to Beyond Housing for homeownership classes and counseling on how to obtain and sustain their homes. To spread the word about its new in-person Spanish-language homebuyer education courses, Beyond Housing recently joined the Hispanic Chamber of Commerce.

Participants are often referred by lenders and realtors—and some find out about Beyond Housing through social media and/or internet come from within Beyond Housing’s own 500 rental units.

One of the most common misconceptions Alfau-Compas encounters relates to who can buy a house in the U.S. “Many Spanish-speaking people feel that if they’re not a permanent resident or citizen, they cannot buy a house—and that’s not necessarily true,” she said. “If they’ve been working, reporting their income, and paying taxes, there’s a chance they can buy a house.”

The end of the year is a perfect time to start the homebuying education process, Alfau-Compas said. People may be more motivated to take initial steps toward applying for a mortgage such as modifying their tax withholding for the following year. “After that,” she said, “the timeline is a matter of how prepared and how dedicated they are..”

Free, in-person class taught by industry experts prepares first-time buyers for the homebuying process.

Neighbor to Neighbor (N2N), a local nonprofit providing housing stability services in Larimer County for over 50 years, has expanded its free homebuyer education course to begin offering classroom education for Spanish speakers.

N2N began offering services geared towards homeowners in 2009 and has provided an online homebuyer class in Spanish for 10 years. “It has been our goal to create the same in-person learning experience for Spanish speakers that we have been providing in English since 1999, and we are proud that this work helps remove potential homeownership barriers for our Spanish-speaking neighbors,” shared Miranda Minton, Senior Homeownership Manager.

From an individual just beginning to explore the option of homeownership, to a couple preparing to close on their first home, N2N’s full-day, interactive class is dedicated to helping participants understand and navigate each stage of the decision-making process. Industry leaders are selected by N2N to help teach each class, offering participants access to expert knowledge as well as a no-pressure opportunity to have their questions answered.

“Our Homeownership Advisory Board is an incredible group of compassionate professionals who are invested in our mission ,” expressed N2N Executive Director Kelly Evans. “In teaching our class, they have found the perfect way to contribute to their community by offering what they do best – helping people understand the ins and outs of the home buying process.”

Eight households attended the first Spanish Homebuyer Education Class on June 15, and one family has successfully closed on their first home since participating. Feedback from surveyed participants was positive, with one couple stating, “Me gusta que alla este tipo de clase para primeros compradores. ¡Gracias por tenerlas en español!” (“I like that there is this kind of class for first buyers. Thank you for having them in Spanish!”).

N2N’s homebuyer class is reviewed and approved by the Department of Housing and Urban Development (HUD) and Colorado Housing and Finance Authority (CHFA), and fulfills the educational requirements for many programs, including Larimer Home Ownership Program (LHoP), United States Department of Agricultural Housing Assistance program, and CHFA. Upon completion of the course, participants receive a homebuyer education certificate which they can provide to their loan officer. Currently, the agency educates over 1300 households each year, with 85% becoming home buyers.

By securing funding from local businesses, N2N is able to continue offering its homebuyer education classes for free to all interested community members. In 2023, First Bank , ANB Bank , UCHealth and Neuhaus Real Estate have sponsored the program, allowing N2N to offer 20 classes to the community. The next Spanish language class is scheduled for August 5 th , with registration now open at www.n2n.org/hbe .

Each year, N2N impacts over 10,000 Larimer County residents by preventing and ending homelessness, providing financial health education, youth enrichment programs, homeownership assistance and education, and affordable apartment homes for families and individuals

First Time Homebuyer Education Classes

We currently offer only offer an  Online First Time Homebuyer Education Class due to Covid-19.

To register for the online course, follow steps one through four below "Online Homebuyer Education Class."

The online class meets HUD requirements for obtaining an 8-hour HUD certificate and is valid in all United States territories.  This certificate is required in order to participate in various BMR (Below Market Rate), BMP (Below Market Program), and DPA (Down Payment Assistance) homebuyer programs and or loans. For additional information, please see the "Frequently Asked Questions" section below.

We do plan to resume in-person classes, however we do not yet have a starting date.

We have had to increase our fees due to the fact that we are currently not funded by our local cities or county.

Online course.

In addition to in-person counseling, we offer online homebuyer education courses in both English and Spanish! The fee is $99 per household, which is determined by eHomeAmerica, the course vendor. The course is approximately 8 hours, and is set-up so that you can stop and conveniently return to your saved course section. 

We offer a discount coupon code to clients who participate in our one-on-one housing counseling. Clients with a coupon code are charged $50 for the course.

EHome America is the most comprehensive e-learning home buyer training course available throughout the nation delivered in English and Spanish. 

This structured web-based class is based on the NeighborWorks America curricula, ‘Realizing the American Dream’ with videos to assist learning.  eHome America Homebuyer Education course checks student’s learning with frequent feedback through quizzes and tests. eHome America satisfies homeownership education requirements by state housing agencies (such as Maryland CDA program).

Who is eligible?

All residents of Palm Beach County are eligible to access our education and counseling programs. However, to access certain programs including lending and down payment assistance, your income cannot exceed 120 percent of the Palm Beach County Area Median Household Income (AMI), which stands at $90,300 for 2022.
